The redevelopment of Palm Jebel Ali, one of Dubai’s major projects, is officially underway following confirmation from HH Sheikh Mohammed bin Rashid Al Maktoum, Vice President of the UAE and Ruler of Dubai, in early 2023. After being paused in 2009, the relaunch includes a detailed master plan revealed in May 2023, highlighting the island’s planned residential, hospitality, and recreational offerings.
Spanning 13.4 square kilometers, the island will feature 16 fronds, 91 kilometers of beachfront, and will add 80 hotels to Dubai’s tourism sector.
Nakheel, the project’s developer, awarded a Dhs810 million marine works contract in August 2024, marking significant progress.
Residential sales began in September 2023, with the first villas expected to be delivered by late 2026. These villas are located across four fronds—A, B, C, and D—and are available in Coral and Beach designs. Eight styles are offered, with prices starting at Dhs18.1 million. A second phase of five- and six-bedroom villas is now available for purchase. Apartment sales are expected to follow in the next phases of the project.
Palm Jebel Ali is set to include:
- Hotels and Resorts: A total of 80 new hotels, including family, wellness, and eco resorts.
- Recreational Spaces: A sunset promenade, family beach, and parks to enhance the community environment.
- Infrastructure Additions: A lifestyle mall, yacht club, beach clubs, and a tower offering panoramic views.
- Gateway Towers and Celebration Village: Positioned at the top of the island, these will serve as key landmarks.
Unlike its predecessor, Palm Jumeirah, Palm Jebel Ali’s crescent will be connected to the mainland at both ends, improving accessibility and traffic flow.
The project is part of Dubai’s beaches masterplan, which aims to expand the emirate’s public beaches from 21 kilometers to 105 kilometers by 2040. Of this, 90 kilometers of beachfront will be developed at Palm Jebel Ali.
Palm Jebel Ali is set to bring new residential, hospitality, and recreational opportunities to Dubai. The project emphasizes connectivity, modern living, and public spaces to support the city’s growth.
